What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total area of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services needed?

Tax records frequently reflect the wrong square footage because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more space than you actually own!
